How we estimate, what’s free, what’s not, and what happens if the project changes scope.
Do you charge for an estimate?
No. Every quote is free, in writing, and includes a real project scope with materials and timeline. Whether you call us about a single-room demo or a full backyard build, the walk-through and the written quote cost you nothing. There’s no obligation to move forward after we send the quote.
How quickly can you get me a quote?
For most projects, we walk the property within 1 to 2 days of your call and send a written quote within 24 hours of that walk-through. For storm cleanup and emergency work, we typically get on-site within 24 to 48 hours. Larger design-build projects (full backyards, whole-home remodels) sometimes take a few extra days because we factor in design and material specs.
How do you price your projects?
Every quote is line-itemed. You see what each phase costs, what materials are included, and what’s separate. We don’t do vague “starting at” numbers because they hide the cost of the things contractors charge for later. The number we write in the quote is the number you pay, unless you change the scope mid-project.
What happens if the scope changes mid-project?
Change orders are written, signed, and priced before the new work starts. If we open up a wall and find unexpected damage, we stop, document it, walk you through what we found, and give you a written change order before continuing. No surprise charges. No “you owe an extra $4,000” at the end.

Who actually answers when I call?
The owner. There’s no call center, no dispatch queue, and no franchise routing. When you dial JD Ventures Builds, the same person who scopes your project answers the phone. If you leave a voicemail, you get a callback the same day in most cases.
Do you do the work yourselves or use subcontractors?
Most trades are handled by our own crew, including demolition, framing, drywall, finish carpentry, fencing, and site work. For specialized licensed trades like complex electrical or plumbing on larger jobs, we sometimes bring in licensed specialists we’ve worked with for years, and they work under our project management. Either way, you have one point of contact and one accountable contractor.
Do I need to be home during the work?
Not for most projects. Once the scope is signed and the work starts, we don’t need you on-site every day. For larger projects, we typically check in at key milestones (completion of demo, rough-in, drywall, finish) so you can review and ask questions. For shorter jobs, we walk through with you at the start and again at the end.
How will I know what's happening during the project?
The owner texts and calls with project updates. For longer projects, we set milestones up front so you always know what’s next: when demo wraps, when rough-ins are inspected, when finish work starts. If you prefer email or want updates only at certain points, just say so. We adapt to how you want to be communicated with.
Permits & Process

How far out are you booked?
Schedule depends on the season and the project type. Smaller jobs (single-service site work, fence installs, single-room demo) typically schedule within 1 to 2 weeks. Larger design-build projects (full backyards, whole-home remodels, insurance restoration) usually book 3 to 6 weeks out depending on scope. Storm cleanup and emergency work get prioritized. Call and we’ll tell you what’s possible.
What if the project hits a delay?
If something delays the project (weather, material backorders, inspection scheduling) we tell you immediately and give you a revised timeline in writing. Delays happen on every project longer than a few weeks. The difference is we don’t hide them. You’ll never get to the supposed end date and find out we’re three weeks behind because we never said anything.
What hours do you work?
Our crews typically work 7am to 5pm Monday through Friday, with occasional Saturday hours during peak season. We don’t run after-hours work in residential neighborhoods because of city noise ordinances and basic neighbor courtesy. If you need work scheduled around specific hours (kids napping, work-from-home calls), we accommodate that during the project planning phase.
Warranty Coverage
What’s covered, what’s not, and what happens if something needs attention after we’re done.
What's your warranty?
Every project carries a 1-year workmanship warranty. If something we built or installed isn’t right within that year, we come back and fix it at no charge. Material warranties from manufacturers (shingles, decking, appliances, fixtures) carry their own terms, which we walk through during the project so you know what’s covered and for how long.
What if something goes wrong after the warranty period?
Call us anyway. Most issues that come up after the 1-year mark are still things we’d rather know about than not. We don’t disappear after the warranty expires. We service work we’ve done, and we charge fairly for repairs that fall outside warranty, usually at our cost since you were a customer.
Are you licensed and insured?
Yes. JD Ventures Builds carries full Texas general liability insurance on every job. If something gets damaged during demo, hauling, or construction, we cover it. We’re happy to send proof of insurance before any project starts. Just ask. Most customers don’t, but we send it preemptively for larger projects.
Do you take payment in stages, or all at the end?
For most projects, we structure payment in 2 to 3 stages: a deposit at the start (typically 25 to 30% of project total), a progress payment at a defined midpoint, and the final balance at completion after the walkthrough. Smaller jobs (single-day site work, junk removal, small repairs) are usually paid on completion. Specifics are written into every quote so there are no surprises.
